With Main Street closed between Clinton and Hamilton Streets, most city commuters can’t get a daily update on the progress of the development project on the 400 Block by driving past it every day.
Progress is being made, however, and the development, known as The Hamilton, is now accepting housing applications and looks to open its doors by the end of the summer.
Gale Kaufman, managing director for development at Manhattan-based firm Duvernay + Brooks, said a leasing office has been established at One Civic Center Plaza and will be accepting applications for residential tenants through July 6.
The Hamilton is a mixed-use development consisting of 54 apartments and seven storefronts, developed by Duvernay + Brooks and managed by Pennrose Properties. The apartments, aimed at low-to-moderate income tenants, carry maximum income limits of $30,000 to $50,000, depending on household size.
Rents will range from $488 to $874 monthly for one-, two- and three-bedroom apartments that will feature wall-to-wall carpeting, ceramic-tiled bathrooms and air conditioning. The building, a three-floor walkup erected on the site of a strip of derelict buildings that were torn down, will also feature on-site parking and laundry, a community room, a playground, a courtyard and a video intercom system.
Developers are planning for a September opening, which should coincide with the completion of renovations to the street and sidewalk along the 400 Block of Main Street currently under way.
“We’re actively taking applications from people seeking apartments,” Kaufman said, noting that a public information session is planned for June 22 at the Family Partnership Center at 6 p.m.
The apartment leasing office is located in Suite 101 at One Civic Center Plaza, and can be reached at 486-8808.
Commercial space is being marketed through broker Vincent DiMaso, who can be reached at 486-5050. Tax incentives and loan packages may be available.
